Laxton Village Hall is a Grade II listed building within the Laxton Conservation Area in Nottinghamshire.
Laxton Village Hall was originally built by Earl Manners in 1861 as a school for infants and juniors. It closed in 1947 and became a library before its current use as the village hall, which was established in September 1993.
This is a charming local building that has benefited the community it serves since it was built over 150 years ago. Wide ranging local public consultation revealed that there was a strong desire to retain the current building as a village hall, but that there was a need to repair and modernise it and improve accessibility in order to expand the user groups.
We were commissioned to undertake the project to repair and refurbish the existing building. Externally the fabric has been repointed, existing windows repaired or replaced, along with forming a ramped access. Internally the building has been reconfigured to maximise the useable space, and the existing facilities have been modernized with new kitchen and toilet facilities.
Our Condition Survey found that there were no significant structural defects, and the building was generally sound, however there were major issues with damp that needed to be addressed through improved ventilation and removing the inappropriate secondary double glazing. There were some repairs/replacements needed to the external joinery and minor repairs to the roof. The brickwork and masonry were in good condition and only needed re-pointing. Internally the Main Hall needed some improvement to the fabric to put right some of the modern changes.
The building has functioned as a public building throughout its history, and it will continue to do so following the improvements. The main hall provides a flexible space that can be put to a variety of uses, to suit the needs and preferences of the local community, while the open plan café space provides a meeting venue. The building has been repaired and restored to good order with minimal impact upon the historic fabric.
